"The most distinctive new trend in 2022 is demand for real estate in the upmarket segment incorporating a lot of new technologies because of the crisis," said Luximmo Finest Estates Managing Director Nevena Stoyanova. "There is no buyer in this segment who does not seek alternative home heating and lighting. As soon as they enquire about a property purchase, clients want to know in how many ways the home can be heated, cooled and lit," the expert said.
Stoyanova presented the trends in Bulgaria's upmarket housing market segment at a discussion on "The Real Estate Market Volatility", organized by www.imoti.net.
The expert noted that such trends were not in evidence before February 2023. She specified that property prices in the upmarket segment in Bulgaria start from EUR 250,000.
Buyers also ask whether the basement of their luxury property could be converted into a bunker, if necessary. Health amelioration aspects are in demand, too, such as air and water purification systems and non-hazardous building materials.
"There is room for optimism in the upmarket segment because buyers are seeking things that are not available on the market but such that investors will incorporate into their projects," Stoyanova said.
